This is a great bunkhouse RV with plenty of space for the family. Android auto and Apple Car play radio with bluetooth. Automatic leveling jacks for easy camp setup.The class C RVs are easy to drive. This particular model has the updated and new Ford 7.3L gas engine. You can expect somewhere around 9mpg while driving (maybe more if speeds are lower).The beds from front to back:
1. Front overhead bunk has an oversized area that is larger than a queen. Some storage pockets and the area also has a skylight.
2. Bunk beds. Upper and lower bunks. Outlets and lights in each bunk. One drawer for each bunk as well.
3. Rear short queen bed
4. The dinette and the couch also fold into beds for smaller people.
There are 3 TVs in the RV. Two of them have Roku sticks so if you hotspot your phone you can get all your fav. app channels. The outside TV does not at the moment and can hook up to the antenna channels.We do leave some pots and pans in the RV, but there are no utensils or other cooking materials in the RV. You would need to bring your own. We do provide a small garbage can and extra bags for it.The fridge/freezer is an 8 cubic foot unit which is slightly larger than the standard 6 cubic foot found in most class C's but smaller than the residential fridges. It works while driving (except in some tunnel areas) so the food can stay cold while on the road.The RV has a 6 gallon gas or electric water heater and a nice size shower. Note the fresh water and gray/black tanks are not huge so shower length is pretty important if you want the tanks to not fill up. Fresh water is 55 gallons and gray/black is 40 gallons each.There is one roof top A/C unit which is great for almost anywhere in the midwest. If you plan to go down south this may not be enough. There is a rear room fan that works fantastic.Tons of outside storage and a huge awning though we don't recommend using it as they are somewhat fragile and will break/bend in a storm.What's includedThe RV comes mostly as it was delivered to us. There will be some pots and pans for cooking, but otherwise it will not include anything else. We do keep the games/cards in the RV for entertainment. Linens are available as an up charge as is the bike rack.RecommendationsGiven the mileage rate, which is non negotiable we recommend camping in the tri state area. We have been all over Michigan with our rigs. The biggest thing we recommend is understanding the timing involved in a rental. It will take a few hours to pack it and get on the road. It will also take a few hours to clean it, get your stuff out and bring it back full of gas. Plan for dumping the tanks at the campsite before you leave or having a plan for a place to take it before you bring it back.Other things to noteWe give you the RV completely clean, full of gas and the tanks dumped. We expect it back in the same condition inside and out (except exterior cleaning). Many times we have rentals booked leaving the next day. Tires are the renters responsibility. They are checked before the RV leaves with you. If you get a flat or a blowout there is no spare and you'll need to call roadside. You can use the awning, but we don't recommend it as any damage to it means a full replacement and that awning is well over $2,000.

Rules and policies
These rules comprise of a list that continues to be updated. Most people that rent from me don't have any of these issues, but when I run into an issue it needs to be spelled out here to make sure that nobody has this issue in the future. Please remember that this is my personal RV. Outdoorsy does not own my camper. Please treat it with respect. Unless otherwise negotiated, all rentals are pickup after 3pm and return before 12pm on the day it is due. Each rental is by the night, not a daily rate. Mileage per day applies to each night. Example: If you rent for 6 nights, you get 600 included miles. One week is 6 nights. The RV can be rented for 7 full days, but will add one day to the price. If you wish to pick up early or drop off late, I need to know in advance. I will pro rate the daily rate per hour. No towing of any kind is permitted. There is a lock on the hitch. If you would like a bike rack to be used, mine is for rent. I cannot remove the hitch lock for your bike rack. Unfortunately, vehicles can not be left at my house. Please make arrangements to have someone come with you when you pick up and drop off. No smoking. Smoker cleaning fee $600. Very important note here: The total cargo carrying capacity of the RV is around 1,300 lbs. This includes people and gear. The RV has 8 seat belts, but it cannot carry 8 people weighing 200lbs. Please be aware of what you are taking into the RV and its approximate weight. Water weight in the fresh water tank does count toward the 1,300lbs. When I give you the RV there will not be any fresh water in the tank. Waste tanks are typically not completely empty upon pickup. Some black water and gray water is required to be present for the cleaning solutions to work properly; as well as keeping solid waste from turning into bricks in the tank. What flexibility is available for picking up and dropping off the RV?

Pickup is after 3pm on the day of the rental starting. Drop off is before 1pm on the day it is due just like a hotel. If extra time is needed, it will be billed at the day pro rated rate. At $240/day, each hour would be $10.

Are there any special tricks and tips that would help with operating the RV easily?

How do the electric, water and sewage hook up work while setting up at the campground?

Boondocking (no water/electric) - Obviously no hookup. Ensure you find a fresh water supply before arriving. You will be using the generator a lot. Estimate 8 hours per day at a minimum for generator usage. Electric only - This seems to be the most common. You will need to fill up with fresh water at the campsite. The main electric hookup is 30 amp. Electric and water - Saves time filling the fresh tank which normally takes about a half hour. Full - No worries. Like being at home.
